Metro Vancouver townhouse prices set to reach record high in February

Metro Vancouver townhouse prices are expected to reach another all-time high in February 2021, breaking the new record set just last month.

The OpenHousing Home Price Index for townhouse properties – calculated using the generally-accepted and transparent repeat sales or Case-Shiller method1 – rose 14.71% year-over-year, the February mid-month projection shows. This represents an increase of 4.49% compared to January.

The sales-to-new listings (SNL) ratio for townhouses currently sits at 68% making the segment a sellers’ market. Townhomes, seen as a compromise between space and affordability, have become the hottest segment of the region’s housing market.

The OpenHousing Home Price Index covers Vancouver, Richmond, Burnaby, West Vancouver, New Westminster, North Vancouver, Delta, Surrey, Port Moody, Coquitlam, Port Coquitlam, Pitt Meadows, Maple Ridge, Lions Bay, Bower Island, Anmore, and Belcarra, Langley and White Rock. Data for Vancouver also include University British Columbia and University Endowment Lands.
