Metro Vancouver detached prices reach all time high in January

Metro Vancouver detached home prices started the new year with a rally, reaching an all time high in January 2022.

The OpenHousing Home Price Index for detached properties – calculated using the generally-accepted and transparent repeat sales or Case-Shiller method1 – rose 11.38% year-over-year, the January month-end update shows. This represents an increase of 5.08% compared to December.

The sales to new listings (SNL) ratio for detached stands at 49, indicating a balanced market.

The OpenHousing Home Price Index covers Vancouver, Richmond, Burnaby, West Vancouver, New Westminster, North Vancouver, Delta, Surrey, Port Moody, Coquitlam, Port Coquitlam, Pitt Meadows, Maple Ridge, Lions Bay, Bower Island, Anmore, and Belcarra, Langley and White Rock. Data for Vancouver also include University British Columbia and University Endowment Lands.
